About the exchange rate
- The National Bank of Romania, through Regulation no. 7 of August 18th 1994, published in the Official Gazette, Part I, regulates all foreign exchange operations on the country’s territory, between legal entities and individuals
- Law 70/ 2015, regulates cash payments of up to RON 50,000, for real estate transactions.
- Foreign currency loans have a high degree of risk if the loan applicants receive their salary in RON: firstly due to the risk of increasing the exchange rate during the loan period and secondly due to the risk of increasing the reference index of the respective currency (EURIBOR, LIBOR, USD, etc).
- For transactions over EUR 10,000 (mainly real estate acquisitions) you can request the negotiation of the exchange rate with the bank (a better exchange rate than at the bank's exchange office); you can negotiate the rate up the moment of processing the tabulation of the house purchased (in between 3 and 30 days);
- If the price of the house established with the seller is in EUR, you must take into account price differences on the foreign exchange (sometimes they are quite significant).
